State Route 89-A in West Sedona, with our Cottonwood office at 868 Cove Parkway, Suite 1, Cottonwood.

Asset Protection: |

All potential tenants must submit an application from which past and current resident/rental,
credit and income history are verified and reviewed.

Foothills Property Management Inc. routinely performs several property inspections.

Yearly
detailed interior/exterior inspections.

Pre-lease termination and 30-day notice inspections. Both are designed to give advanced
notice to the Client and Agent of property condition and tenant care so that a lease renewal can be properly analyzed or significant upkeep such as flooring, paint and repairs can be scheduled to
avoid extended downtime prior to Tenant vacating.

Additional Inspections are performed on an as-needed basis.

Bookkeeping: |
We go beyond supplying our Clients with monthly P&L statements and year end statements.
Getting your money to you promptly is a priority. In most cases if rent is paid on the first, single
property owners are mailed checks within 5 to 7 business days. Direct Deposits are done within 3 - 5 business days.
Multiple and vacation property owners checks are cut between the 25th and end of the
month. A full time, company bookkeeper is available to answer any questions you may have. |

Tenant Service: |
Tenants know us to be strict but fair, responding promptly to any problems, concerns or complaints they may
have. Tenants can contact a
person within the company by pager for 24 hour emergency service, and in most cases there is someone they can talk with directly during regular business hours. |
